Creating a dramatic entrance by staging your foyer

Once a prospect decides to invest their time in viewing your property, one of the very first impressions they get is when they approach your front door. If they had a positive attitude from the curb, you want to make sure that attitude is reinforced at entrance. This means the front door and flooring should be immaculate!

Besides the kitchen, the foyer is one area that special attention should be made and if necessary, you should investment in upgrades. The foyer is the first thing a prospect sees coming into the house and the last thing they see leaving the house. You want that first and last impressions to be positive-- not just positive but, outstanding! Bring in the WOW factor here.

How you stage the entrance depends solely on how much room you have in the foyer. If your foyer is nothing more than a welcome mat, then you won't be able to place a side table along the wall with lamps and a flower arrangement.

What you can do with a small entry way is make sure you don't make it seem worse by having a coat rack next to it and an umbrella stand. Instead, replace the welcome mat with a larger area rug that doesn't shout "welcome mat", but instead conveys a feeling of quality. This rug would probably never be used in this roll during everyday living, but house selling is never to be considered ordinary living.

For larger entryways, try to create a focal point in the room. This could be a painting or a mirror on one wall with perhaps a narrow table underneath it. Add an attractive area rug. Make sure the lighting is bright and the fixtures are clean. Light switches should be clearly visible.

The flooring should be top quality and spotless as should be the front door. If you have a stairway going up from the foyer, it should have nothing sitting on the steps. Pictures along the stairs should be removed. Add artwork to the wall at the top of the stairs to draw attention.
